    When a loan amount exceeds the maximum loan value considered as conforming to the Fannie Mae and Freddie Mac standards in a certain county, it is called a jumbo loan. 

    These loans are usually taken to finance luxury, custom or large home that are priced above the limits of loan amounts known as conforming.

    Advantages Of Jumbo Loan

    The main advantages of jumbo loans include the aspect of being able to avail adequate financing for the procurement of luxury homes. They give meaning to the notion of ‘making luxury living affordable’. 

    Additionally, jumbo mortgage rates are generally slightly lower than the rates of all other non-jumbo loans. This is because those lenders deem them to be less risky to lend to as compared to others who seek loans. 

    These loans are suitable for those who have good credit since the interest rates offered for such clients are extremely low. Jumbo loans, too, can permit borrowers to take a larger amount of loans. 

    Disadvantages Jumbo Loans

    However, it is good to note that with jumbo loans, there are some limitations that borrowers need to meet. More specifically, you require a higher credit score, lower DTI ratio, larger down payment and a good amount of liquid assets. 

    These Jumbo loans are also associated with higher interest rates compared to the conforming loans. However, the difference in the rates is most often no more than 0.25 percent. 

    Conversely, jumbo conforming loans also have relatively high origination fees and closing costs compared to those of small conforming mortgages. Interest rate reduction can also be complicated when there is a need to refinance jumbo loans.

    Jumbo loans from the best refinance companies refer to mortgage loans that exceed the established Federal Housing Finance Agency loan limit for conforming conventional loans. Jumbo loans require specific characteristics as a result of the risks.

    – Down Payment – Usually a fifth to a quarter of the price tag

    – Debt-to-Income Ratio: This is a measure of how much of your monthly income goes towards paying your debts and should not exceed 36%.

    – Reserves – Lenders often expect borrowers to have 18 to 24 months of mortgage payments in the form of liquid assets remaining after the funding is closed.
